What this is
This site is an advertising directory for furnished rentals. Owners pay a flat monthly fee to publish a listing. That is the whole service.
We are not a property manager, a real estate brokerage, a travel agency, or a booking agent. We do not manage anyone's property, we do not set anyone's nightly rate, we do not hold anyone's money, and we do not decide who gets to stay anywhere.
By using this site you are agreeing to what follows. If you do not agree, please do not use it.
We are not part of your booking
This matters more than anything else on this page, so it gets its own section.
Any stay you arrange is an agreement between you and the owner of that home. White Door Properties, LLC is not a party to it.
The owner sets the rate, approves or declines the booking, collects the money, sets the house rules, and is responsible for the condition of the property. We publish the advertisement. We do not inspect homes, we do not guarantee that a listing is accurate, and we do not mediate disputes between a guest and an owner.
If you are booking a stay
- You deal directly with the owner, and you pay the owner directly. We never take a percentage of what you pay.
- Cancellation, refunds, deposits and house rules are whatever you and the owner agree. Ask before you pay.
- Listing details — photographs, descriptions, availability, pricing — come from the owner. We pass them on in good faith but we do not independently verify them.
- Be honest about who is staying and how many of you there are.
If you are listing a property
When you publish a listing, you are telling us all of the following is true, and you agree to keep it true:
- You have the legal right to rent the property — you own it, or you have written permission from whoever does.
- You hold every permit, license or registration your city requires for a short-term rental, it is current, and you will tell us promptly if it lapses, expires or is revoked. Where a city requires it, we will ask for the number and the document before your listing goes live, and we will suspend the listing when it expires.
- You are responsible for your own taxes. That includes any hotel, motel, occupancy, excise or lodging tax your city or state charges, and filing it on time. We do not collect it, we do not remit it, and we are not your tax advisor. Any figures we show you are a convenience to help you file, not advice and not a guarantee of accuracy.
- You carry your own insurance appropriate to renting the property out, including any minimum coverage your city requires.
- Your listing is accurate — real photographs of the actual property, honest descriptions, real availability, real prices.
- You own your photographs or have permission to use them, and you give us permission to display them on this site and in the ordinary promotion of it.
- You will follow fair housing law. See below.
- You are an independent business. Nothing here makes you our employee, partner, agent or joint venturer.
Fair housing
Federal, state and local fair housing law applies to these listings. You may not refuse a guest, set different terms, or write a listing that discriminates on the basis of race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected where the property sits.
We will remove a listing that violates this, and we will not warn you twice.
What we charge
- A flat monthly fee per listing. The current price is shown on the listing signup page.
- We take nothing from a booking. No commission, no booking fee, no percentage, ever. What a guest pays you is between the two of you.
- Subscriptions bill monthly in advance and renew until you cancel. You can cancel at any time and the listing stays up through the period you have paid for. We do not refund part-months.
- If you take card payments from guests, your payment processor's fee is theirs, not ours.
- If we change the price, we will tell you before it affects you.
What you may not do here
- List a property you have no right to rent
- Post false, misleading or stolen photographs or descriptions
- Advertise a property that lacks a permit your city requires
- Use the site to harass anyone, or to collect other people's information
- Scrape, copy or republish our listings or content
- Try to break, overload or get unauthorized access to the site
- Use the site for anything illegal
We may remove any listing and close any account for any of these, without notice.
Your content
Your photographs and descriptions stay yours. By posting them you give us a non-exclusive, worldwide, royalty-free license to display and distribute them in connection with running and promoting this site, for as long as your listing is up plus a reasonable period afterwards for archives and caches.
If you believe something here infringes your copyright, email hello@whitedoorpropertiesllc.com with enough detail to identify the work and where it appears, and we will take it down while we look into it.
No warranties
This site is provided “as is.” We do not promise it will always be available, error-free, or that any listing on it is accurate, available or suitable for you. To the fullest extent the law allows, we disclaim all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.
We do not vet guests and we do not vet owners beyond checking that a required permit exists. Satisfy yourself about the other side before you commit money or hand over keys.
Limits on liability
To the fullest extent the law allows, White Door Properties, LLC is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost bookings or lost data, arising out of your use of this site or any stay arranged through it.
Our total liability to you for any claim is limited to the amount you have paid us in the twelve months before the claim arose, or one hundred dollars, whichever is greater.
Some states do not allow these limits. Where that is so, they apply to you only as far as that state permits.
Indemnity
If something you do here causes a claim against us — your listing, your property, your stay, your breach of these terms, or your failure to hold a required permit or pay a required tax — you agree to cover our reasonable costs of dealing with it, including legal fees.
Ending it
You can stop using the site at any time, and cancel a listing subscription at any time. We may suspend or remove a listing that breaks these terms, loses a required permit, or stops being paid for. The sections on liability, indemnity and governing law survive.
Which law applies
These terms are governed by the laws of the State of Georgia, without regard to its conflict of laws rules. Any dispute goes to the state or federal courts located in Muscogee County, Georgia, and we each agree to that.
If any part of these terms is held unenforceable, the rest still stands.
Changes
We may update these terms. The date at the top tells you when they last changed. If a change is material, we will tell owners with active listings before it takes effect.
